New condominium and apartment blocks seem to spring up every fortnight in Bangkok. In the course of a year, it is not uncommon to see two dozen or more well-appointed and well-placed buildings materialize in central city areas. This provides many opportunities for anyone looking to lease or rent residential property near Bangkok’s BTS or MRT train networks.

Location, Price, Facilities, Style, Design, Views?

Obviously, not all new condos and apartments in Bangkok are as attractive as the others. Inevitably, some stand out from the crowd for a host of reasons, some of the most common are:

There is never just one factor that makes a building better than the competition. Here I have put together what I think are the current best overall options in condos and apartments to rent in the Thai capital for today’s market.

Like all “best of” lists, my choices here are subjective. I am sure that any reader with an in-depth understanding of the Bangkok real estate market will question some of my choices and argue that there are other buildings more worthy of praise. However, I have not only listed the condos and apartments that I personally like, but also those that have received good feedback from expats living in the city. In other words, some of my top picks have been tried and tested.

The Luk Condominium in Phrakanong

The first Bangkok condo I’ll look at is the Le Luk condo in Phrakanong. This building is located just a five-minute walk from the Phrakanong BTS station. Le Luk offers studio, one and two bedroom apartments for rent. The building first opened its doors in the summer of 2011. One of the initial draws of this condominium is the size of the living areas compared to the relative size of many new projects hitting the Bangkok real estate market.

In the last 5 to 10 years there has been a huge increase in the construction of modern, well-located and well-appointed apartments and condominiums in Bangkok. And, due to the popularity and convenience of the MRT and BTS lines, many of these properties have been located just 500m-1km from a station.

However, the only downside to the current real estate boom has been the shrinking of living space. Condo units, in general, have gotten smaller and smaller with each passing year. This is where Le Luk stands out as exceptional value for money accommodation. With studios up to 40 square meters, one-bedroom condos over 50 square meters, and two-bedroom units over 80 square meters, these units are not only well-designed, light and airy, but genuinely spacious in general. compared to many of the newer projects.

Le Luk – The Conclusion

The Luk Condominium combines the best of both worlds for those looking to reside in mid-range accommodation in Bangkok. It has both the elegant design and architectural advantages of a new building, combined with the size and breadth of much older buildings. Also, consider the value for money represented in the rental price, then Le Luk is hands down one of the best Bangkok condos currently on the market.

The Sky Walk Phrakanong Condominium

The Sky Walk is another condo that has units for rent in Phrakanong. It is also very close to the Phrakanong BTS Skytrain Station and like the Le Luk condo above, the Sky Walk is also great value for money. This building opened in 2012 but has already proven to be a huge hit with our customers. With great facilities, great layouts, and bright, open rooms (thanks to large windows) that give spectacular views of the city, make the Skywalk condo another popular choice.

Available units include studios, as well as one- and two-bedroom options, all of which are relatively large in size for this market. The Sky Walk caters to a wide range of foreigners looking to rent in Bangkok.

A new commercial and retail building opened in the same complex gives Sky Walk residents easy access to restaurants, shops, and grocery stores, making renting a condo here even more appealing than when it first opened. And the Skywalk will also become one of the few condominiums in Bangkok that is connected to a BTS station (in this case, Phrakanong BTS) via a sky bridge.
